Listing Your Home in the Winter Months Means there is Less Competition!
Some Homeowners believe that spring is the best time to place their homes on the market because buyer demand traditionally increases at that time of year, but what they don’t realize is that if every homeowner believes the same thing, then that is when they will have the most competition! So that also means that not only do you have more active homes for sale on the market that you must contend with, but quite often many of those homes have tremendous updates pushing yours down the price category, because you'll have to sell for less. That is, unless you are willing to invest in making the necessary updates to your home that will out do you competition. Quite often people move in conjunction with the end of the school year, but if that is something that does not effect you and your family, winter is the best time for you to sell!
Housing supply traditionally shrinks at this time of year, so the choices buyers have will be limited. The chart below was created using the months’ supply of listings from the National Association of Realtors.
Taking a look at the bar chart, the ‘sweet spot’ to list your home for the most exposure naturally occurs in the late fall and winter months (November – February).
Temperatures aren’t the only thing that heats up in the spring – so do more homes on the market which equals to more listings!
